plan | it were appointed to take on a project that had already been submitted for planning, due to the submitted drawings being inadequate to price from. after being let down by their original designer we stepped in to take over the project. the constraints were tight as planning had already been approved therefore there was little opportunity to change the design.
We had to redesign the interior of the property to make best use of the space, but we were confined to the planning drawings. the existing coach house was to be demolished and a new property built in its place, sandwiched between 2 boundary walls, a road, the clients own garden and trees within close proximity.
Upon working the drawings up for building regulation submission we noticed the building didnt work nor were the elevations aligned correctly. after a lot of tweaking and redrawing, we finally had a set of drawings ready for submittal.
The ground floor of the proposal comprises a large open plan kitchen, dining & living space with open/exposed staircase to the first floor which accommodates the master bedroom, en-suite and wardrobe space. the first floor ceiling is vaulted to enhance the space making it feel open and spacious. to the front elevation is a large floor to ceiling window that literally spans from the ground floor to the dorma roof at first floor level. the rear of the property has french doors that open to a private patio area for summer bbq's and the daily washing.
the client is extremely happy with how the project has now turned out - so much so that they have asked us back to help redesign their kitchen area, and dining room to their main property.
