Scope New Rear Dormer

An existing property with a very prominent frontage, requiring modernisation of a very old , in need of repair rear dormer.

We were engaged by the client to look at taking off the old rear dormer to the 2nd floor and creating a wow factor new rear dormer that went the full length of the existing house. 

I think we did it!! 

The ground floor to the property remained unchanged, whilst the first floor took on a slightly new layout with a proposed rear balcony in oak and glass to the master bedroom (phase II), whilst the existing  family bathroom that had been shrunk to accommodate the stairs up to the existing rear dormer grew back to its former size with a new fit out.

The existing single stair that was very narrow up to the 2nd floor was removed and a new stair case proposed following on from the main stair case, creating a very nice addition to the property. To enhance this we proposed a full height window to the rear of the house centrally over the staircase, providing ample light and views onto the rear garden.                                                                                               

The old dormer was stripped back and a new 2nd floor designed incorporating a large double bedroom, a new large bathroom to the 2nd floor with a new dressing area, and boiler room. The new bedroom was finished off with a quirky bay window with seat to enjoy the views. Probably now the best room in the house.
